Planning Permission | Agricultural Barn Conversion

We’re pleased to share planning approval for the conversion of a series of historic agricultural barns into five residential dwellings at Curbridge Downs Farm, on the edge of Witney, Oxfordshire.

Positioned within a semi-rural setting adjoining the town, the site forms part of a traditional farmstead defined by its simple, functional built form and characteristic stone barns. Originally consented several years ago, the scheme built on an earlier Class Q approval for residential conversion, taking the opportunity to refine and elevate the original concept to deliver a more considered architectural response and significantly improved living environments.

The proposal focuses on retaining the inherent character and fabric of the barns, which date from the mid-19th century and are considered non-designated heritage assets. Interventions are deliberately restrained, with existing openings reused wherever possible and new insertions carefully positioned to respect the rhythm, scale and material qualities of the original structures. Poor-quality later additions are removed, allowing the historic form of the barns to be more clearly expressed.

The arrangement of five dwellings is informed by the existing farmstead layout, preserving the spatial logic of the site while introducing a series of private gardens and shared external spaces that enhance usability and amenity. Particular attention has been given to the treatment of external areas, including the introduction of an enclosed garden and the reorganisation of access and parking to create a more legible and functional setting. Landscape proposals play a key role in reinforcing the rural character, with new planting, hedgerows and an orchard providing both visual enhancement and meaningful ecological benefits. These interventions strengthen the relationship between the development and its wider context, while supporting a measurable net gain in biodiversity.

The design adopts a sensitive and pragmatic approach to conversion, balancing the preservation of historic character with the requirements of contemporary living. High-quality homes are created within the existing structures, delivering a sustainable reuse of previously developed land in a location well connected to the amenities of Witney.
